  • Kontaktaufnahme

    Der Weg zur unabhängigen Bewertung Ihrer Immobilie ist einfach und wird von uns unkompliziert begleitet. Nach Ihrer Kontaktaufnahme nehmen wir ihr Anliegen auf und fragen nach dem Zweck des Gutachtens, der Art der Immobilie, nach vorhandenen Unterlagen, dem Zeitrahmen und örtlichen Besonderheiten. Wenn Sie wünschen, erhalten Sie daraufhin ein verbindliches Angebot. Den Besichtigungstermin stimmen wir mit Ihnen ab.

  • Prüfung Ihrer Unterlagen

    Idealerweise liegen bereits vor der Begehung einige Unterlagen vor. Dazu zählen neben der Anschrift der Immobilie Grundrisse, die Flurkarte, Grundbuchauszüge und Flächenberechnungen. Handelt es sich um eine vermietete Immobilie, benötigen wir zusätzlich eine Mieterbestandsliste mit weiteren Angaben. Je nach Art des Gebäudes können weitere Unterlagen erforderlich sein. Sind nicht alle Unterlagen zur Hand oder sind sie veraltet, sind wir gern bei der Beschaffung behilflich und kontaktieren die entsprechenden Stellen und Behörden.

  • Ortsbegehung

    Bei der Ortsbegehung nehmen wir die Immobilie und das Umfeld persönlich in Augenschein. Dies schließt auch eine Innenbesichtigung der Gebäude, eventueller Mieteinheiten oder einer repräsentativen Anzahl von Wohnungen ein. Ebenso werden die Allgemeinflächen, Technikräume und Dachflächen (soweit zugänglich) und die Außenanlagen begutachtet.

    Die Dauer der Begehung hängt von Objektgröße, der Anzahl der Nutzungen und Mieteinheiten sowie der Komplexität ab. Erfahrungsgemäß dauert ein Besichtigungstermin für ein Mehrfamilienhaus ca. 45 bis 60 Minuten, für ein größeres Bürohaus ca. 60 bis 90 min. und für komplexe Industrieareale bisweilen 2 bis 3 Stunden.

  • Abschließende Ausarbeitung

    Danach erfolgen im Büro die schriftliche Ausarbeitung, die Berechnungen, die Recherchen bei Ämtern, Telefonate, Research zum Immobilienmarkt, Prüfungen auf Plausibilität, das Zusammenfügen der Daten, Informationen und Wertungen und schließlich das Korrekturlesen. Nach Fertigstellung erhalten Sie den Wertermittlungsbericht in der Regel im PDF-Format per E-Mail als Vorabzug bzw. als unterschriebene Version zu Ihrer weiteren Verwendung. Der gesamte Prozess dauert bei guter Datenlage im Normalfall etwa 2 bis 3 Wochen nach Vorlage aller Unterlagen und Besichtigung.

  • Initial contact

    The route to an independent valuation of your property is simple and benefits from our straightforward approach. After your initial contact with us, we respond to your enquiry by ascertaining the purpose of the valuation, the type of property, the status of existing documentation, the deadline and any local circumstances to be taken into account. We are also in a position to let you have a binding offer for the instruction. We will then agree an inspection appointment with you.

  • Review of documentation

    Certain documents are ideally available prior to the property inspection. These include the address of the property, floor layout plans, cadastral plan, land register extracts and building measurements. If the subject is a rental property, we also require a rent roll with lease contract information. Depending on the property type, we may require additional documents. If information is either unavailable or out-of-date, we are prepared to assist with sourcing such documentation by contacting the relevant offices and authorities.

  • Property inspection

    The property inspection is our opportunity to carry out a personal visual tour of the property and the surrounding area. This includes an internal inspection of the building, rental units and/or a representative sample of residential units. We also make an assessment of the communal areas, technical rooms, roof areas (in as much as these are accessible) and external installations.

    The duration of the inspection depends on size, the number of different uses, number of rental units and the complexity of the property. For example, an inspection of a multi-family apartment building typically takes around 45 to 60 minutes, around 60 to 90 minutes for a larger office building and up to 2 to 3 hours for complex industrial properties.

  • Subsequent processing

    The inspection is followed by office-based work including the preparation of a written report, valuation calculations, research based on official sources, telephone enquiries, property market research, plausibility reviews, compilation of data, information and assessments and the final proof-read. After completion of the work, we will provide you with a valuation report in PDF form by e-mail as a preliminary draft or as a signed copy for your own use. The whole process typically takes around 2 to 3 weeks after the provision of all documents and the property inspection, assuming the above information is readily available.
